The Villages at Dakota Crossing is a 63-acre mixed-use development combining low-rise residential and retail components. Site development included approximately 234 townhomes as well as restaurants and a fitness center. GeoCapitol’s staff provided a geotechnical engineering investigation of the site as well as a Phase I Environmental Site Assessment. Subsurface conditions were investigated by drilling 64 test borings as well as excavating five test pits. Recommendations were provided regarding foundations, ground improvement techniques, removal and replacement of existing fill, lower floor slabs, lateral earth pressures for basement walls, subdrainage, pavements, retaining walls, earthwork, and site utilities.
During construction, GeoCapitol’s staff provided full time quality control testing for the preparation of subgrades and pavement sections for internal roadways within the development. Due to marginal subgrade soils, subgrade preparation included removal and replacement of excessively soft soils and the use of geogrid reinforcement. During asphalt placement, GeoCapitol’s staff provided roller pattern based density testing of the pavement areas to verify asphalt compaction.
